Little Sutton, Cheshire

This project is nearing completion and will soon hand over as a full rear extension and garage conversion for a growing family. The aim was to create a large open plan kitchen and living area at the rear of the house, with a separate utility room. The clients had a clear idea of what they wanted, and we worked closely with them and the architect to bring that vision to life.

We constructed the rear extension to the architect’s specification, opening up the space by removing the rear load-bearing wall and installing RSJ posts and beams to the structural engineer’s design. Major structural work took place, including propping and pinning the rear of the property and forming new concrete pad foundations for the steels. All structural elements were handled by our qualified team.

The new extension is now home to a modern Benchmarx kitchen. We installed all hot and cold feeds, heating pipes, drainage for kitchen waste and the electrical work needed to support the full layout. Three roof lights and a new set of bi-fold doors were added to bring natural light into the open plan space.

The garage was also transformed. The old concrete roof was removed and replaced with a new timber roof fitted with roof lights and tiles to building regulations. We bricked up the original garage door and created a bay with a new white uPVC window. The internal floor was damp-proofed, insulated and concreted, and we formed a new doorway from the hallway to integrate the room into the home. A stud wall with insulation was built along the party wall, and the space has been plastered and made good.

This project involves complex structural work and detailed planning, all carried out and managed by our team. It is now in its final stages, and we will soon be handing over a high-quality extension and conversion designed for modern family living.
